The Colville Estate is located in the southern part of Hackney, close to
the border of Islington, with Regent‘s Canal to the north and Shoreditch Park
to the south. The existing estate consisted of 438 homes, predominantly in
large, medium-rise linear blocks, typical of the Post-War period. The estate
was poorly planned and inward-looking with illegible block entrances and street
patterns and a lack of communal green spaces.
neighbourhood has one of the strongest community spirits we have encountered in
London with a vocal resident group who were passionate to make change. Our
masterplanning programme delivery has therefore been characterised by working
closely with the Colville Tenants and Residents Association (CETRA) and the
wider community through an active engagement programme to develop a strategically
viable scheme with grass root support.
In 2010 Karakusevic Carson were appointed by Hackney Council to comprehensively redevelop the estate. The Outline Planning Application set out the full demolition of existing buildings and outlined the new Colville neighbourhood as a series of development zones delivered over a 12-15 year period. The establishment of a Design Code and Residents Charter at planning stage successfully locked design intent and quality into each phase of the scheme.
The new Colville Estate masterplan will accommodate up to 925 high-quality, mixed-tenure homes, replacing 438 homes and a comprehensive public realm strategy locked into the wider area.
Phase 1 was completed in 2011 and provides 41 homes for social rent.
Branch Place, Colville Estate, Phase 2A&B and Phase C
delivers 209 mixed-tenure homes over three buildings alongside new public routes
and spaces which reconnect the estate back into the wider area. This first part
of Phase 2 of the masterplan was completed in 2019.
Press, Colville Estate, Phase 3 of the masterplan was completed in 2018. The scheme is formed
of two tall residential buildings with 198 apartments and a new landscaped
public realm. The sale homes in this third phase
will help fund the construction of medium-rise council homes across the rest of
the Colville Estate masterplan.
