The final phase of our St. Ann’s Masterplan in Tottenham has been granted unanimous planning approval. With 291 homes within Phase 3, we have now received detailed planning permission for all 995 homes of the St Ann’s Masterplan, alongside the refurbishment of heritage buildings and extensive landscaping.
Over 55% of the new homes in Phase 3 will be at affordable tenures, including dedicated homes for NHS keyworkers. Phase 3 includes a mix of park and courtyard-facing apartments, maisonettes and family houses, responding to the site’s location within St Ann’s Conservation Area and creating a new eastern edge towards the hospital, with landscaped pedestrian links.
The first 240 homes of Phase 1A are well underway on site, with completion anticipated in 2026. The central Peace Garden is taking shape alongside works to the refurbished buildings, and the first piles for the second phase are currently being installed.
